以聯合分析法評估租屋安全風險溝通效果之研究-以國立成功大學學生為例

The Evaluation of Communication to the Fire and Burglary Risks of the Choice of Flat/suite Renting- The Case of National Cheng Kung University Students

摘要

  本論文運用聯合分析法評估火災及竊盜風險溝通在學生租屋選擇上的效果,我們針對國立成功大學的學生作線上問卷調查其租屋選擇,發現只有案例新聞報導的風險溝通方是能顯著地增加對於租屋處安全認證屬性的重要性,統計與宣導資料溝通沒有顯著差異,而有看過新聞的學生相較於無風險溝通的學生願意每個月多付388元新台幣去住有安全認證的住宿環境。所有受試者的租屋選擇特徵重要性依序是安全認證(政府認證)、安全管理(管理員及監視設備)、格局(雅房/套房)、租金、坪數、距離學校遠近。在個人特徵方面,正在交往學生對安全認證及管理屬性重要性較無交往者顯著低;而與室友同住者相較於非室友同住者安全認證及管理屬性重要性較顯著高。

ABSTRACT

This paper uses conjoint analysis to evaluate the communication to the fire and burglary risks of the choice of flat/suite renting. The news of case reports, probability and safety guide of those risks were provided during the online survey of the choice of flat/suite renting to the students of National Cheng Kung University. Only the communication of providing news can significantly increases the importance of safety certified attribute by raising the risk perception. A university student who read the news of fire and burglary cases is willing to pay 380 NT$ (12.5US$) more rent per month to live in a safety certified flat/suit comparing to the control group. The preferred attributes of flat/suite are safety certified, having safe guard, flat or suit, rent, size and distance to university, by order. Communications cannot significantly increase the importance of having safe guard and CCTV. The reason may be that students who share flat with others prefer the house with safe guard but who is dating with someone don’t.
